Arbor Creek offers options to home buyers

EDMOND McCaleb Homes recently broke ground on Arbor Creek at the Summit, which will feature the company’s new Bungalow series. The neighborhood will include 174 homes, which will be built in four phases.

“There are five bungalow plans and there are about 10 options in the site plans,” said Caleb McCaleb, owner.

Arbor Creek Summit will be a third-of-a-mile east of Interstate 35 on Second Street (Route 66).

He said Phase I will include 35 homes, which they hope to have completed in a year-and-a-half. They will begin construction on four homes, which already have been sold, two homes that are up for sale and a furnished model home in late September.

Each bungalow plan allows the future homeowner to choose from three architectural designs for the outside of their home. Each floor plan is designed to allow home owners to add options, which already have been designed. Options include an additional room, a study or a home theater room.

The bungalows include three one-story plans and two two-story plans. There are home styles to fit the needs of families, singles or empty nesters. McCaleb said all the homes have a historical outside look with a mix of stone and brick, inspired by craftsman design, and open livable areas inside. He said the homes will include many wrap-around porches.

The five bungalow designs are named after famous American authors, including The Hemingway, The Baldwin, The Sheldon, The Alcott and The Emerson. The neighborhood streets are named after some of the authors’ work, including Falling Sky Drive and Bell Tolls Terrace.

Jason Sumner, a future Arbor Creek resident, recently bought a bungalow, The Alcott.

“Each floor plan is unique in that it caters to the needs of the buyer,” Sumner said. “You can kind of customize it the way you want.”

He said the floor plan he chose allows him to live as a single but leaves room for a family in the future. Also, as a traveler, the neighborhood is located right next to the highway, Sumner said.

McCaleb said when they began discussing the project, they met with focus groups of Realtors and buyers and asked people what they wanted. He said they found there was a void for homes in a lower price range in East Edmond.

The homes in Arbor Creek will range from $200,000-$290,000 in price and 1,600-2,400 in square feet. McCaleb Homes usually cost between $350,000 and $650,000.

“East Edmond has always been extremely expensive,” McCaleb said. “It’s hard to get in East Edmond with this price range.”

He said the neighborhood is not a gated community because many people do not realize that homeowners in these communities have to pay to maintain the streets. The city will not maintain the streets if they are not open to taxpayers.

Another significant feature is this will be one of the first East Edmond neighborhoods to have city water and sewer infrastructure.

Arbor Creek homeowners will pay an annual due to maintain common areas in the neighborhood and receive a pass to Arcadia Lake to use the biking and walking trails. They also will be in close proximity to The Summit, a future shopping center with retail stores and restaurants.

Each home is backed by a 2-10 Home Buyers Warranty.

“We give a 10-year warranty on our home standard,” McCaleb said.

For each Arbor Creek home closed on, McCaleb Homes will donate $1,000 to an elementary public school library in the metro.
