The Edmond Planning Commission agreed 5-0 this week to the commercial site plan of Signal Ridge West, located on the northeast corner of 18th Street and Signal Ridge Drive.
“It’s zoned restricted light commercial,” said Bob Schiermeyer, city planner.
Applicant Neal McGee plans to build a 10,000-square-foot office/warehouse on the 1.29 acres of property. Forty parking spaces will be provided there, Schiermeyer said.
“I think the building will require a sprinkler system because of the size of it,” he said.
One driveway will access the warehouse from 18th Street as well as another driveway from Signal Ridge Drive. Access will be made from the front and back of the building.
Schiermeyer said that water and sewer are adjacent to the property and will be connected for service.
No further action by the City of Edmond is required for this project to move forward, said Barry Moore, commission chairman.
Ground sign variance approved for Garzon Dental Clinic
A ground sign for the Garzon Dental Clinic, 870 S. Kelly Ave., was approved this week by the Edmond Planning Commission. The vote was 5-0. The sign will be placed in the Kelly Avenue right-of-way if the City Council agrees to approve the item at 5:30 p.m. May 27.
“They have a section of land out front and would like to allow the sign to be able to be seen,” said Schiermeyer. “It was originally planned in the corner but there is a sign blocking the view.”
The sign would temporarily be in the right-of-way until the city makes street improvements a long time from now, Schiermeyer said.
