Willowood gains OK

EDMOND The preliminary plat for Willowood South gained approval Tuesday night at the Edmond Planning Commission.

Martin Teuscher, president of Titan Development Partners, asked that an 11-acre tract be approved for commercial lots. This property is on the east side of Coltrane, south of Willowood Road and is adjacent to the Stonepoint I and II additions.

City Planner Bob Schiermeyer said the northeast corner of the plat is in a 100-year flood plain that would not be part of the construction site. “There can be no grading or drainage detention in this flood plain area,” he said.

Sensitive borders do not apply to preliminary plat applications but during site plan approval, said LeRoy Cartwright, Planning Commission member. Titan Development Partners would meet all detention requirements, landscaping, off street parking and requirements for zoning, Schiermeyer said.

“I don’t want them to walk away thinking it’s going to be real easy to build on those lots,” he said considering the space constraints and detention. “… So it will be a challenge to get that done.”

Thirteen lots sizes range from 17,320 to 28,076 square feet on the 11 acres of land.

“Our sister company is Silver Stone Homes,” Teuscher said. “We’re very familiar with the difficulties of building in that area.”

Teuscher said he likes a challenge and thinks Willowood South will result in a beautiful product that meet all city standards.

Commission member Barry Moore said he expects significant changes between the preliminary plat and the final plat. But Teuscher said he has not intentions of changing the plat unless Titan Development is told there is an area needing adjustment.

“But if the preliminary plat meets all standards set forth by the city, then we’re ready to move forward on our preliminary plat,” Teuscher said.

The preliminary plat does not move to the City Council.
