EDMOND —
The Edmond Planning Commission agreed 4-0 this week with a request to rezone land east of Interstate 35 from general agricultural to single family. The McGregor Family Revocable Trust property is south of the urban estates Tanglewood addition, east of Midwest Boulevard and north of Covell Road.
“They will be required to extend the water line. There’s a sanitary sewer line that goes through this to the Redbud Canyon area,” said Bob Schiermeyer, city planner.
The total number of lots to be placed on the 45-acre property is subject to study, Schiermeyer said. Rezoning the area would be in compliance with the Edmond Plan, said Mark Farris, representing the applicant.
Tanglewood addition homeowner, Mary Ann Olson, said that she and her neighbors are concerned the proposed zoning change would include 6,000-square-foot lots. Tanglewood includes lots larger than 4 acres, she said.
“That would mean you would have lots where you could not possibly preserve the trees in the zoning change area,” Olson said. “We purchased these lots and saved to purchase these lots so we could be in an area where it’s quiet and rural with a whole bunch of trees.”
The proposed zoning is inconsistent with the Edmond Plan, which calls for preserving the character of Edmond, Olson said.
“Our way of life would change dramatically. We have a real problem with the abrupt change in density,” Olson said.
A natural creek runs adjacent to Olson’s property, she said. Heavy rains have brought storm water too close to her house, Olson said. Any change to the drainage with cul-de-sacs placed behind her lot would intensify flooding on her property, she said.
“I don’t think this proposed plat on Edmond zoning change takes that into consideration at all,” Olson said. Commissioner Mark Hoose said that zoning was the only issue this week that the commission could consider.
“The issues you are talking about is something we can address at a future point in time,” Hoose said.
This item is scheduled to go before the City Council on April 8.
