Plat for duplexes moves ahead

EDMOND — The Edmond Planning Commission approved the preliminary plat 4-1 Tuesday of Mon Abri, a proposed development of office and attached residential. Commission Chairman Barry Moore voted against the item.

Developer Ron Walters said duplexes will be marketed to senior citizens on the property located on the east side of Broadway, south of Covell Road. They will range from duplexes to “fiveplexes,” said Bob Schiermeyer, city planner.

Rental expectations for the duplexes will be from $1,500 to $2,200 a month.

Four office buildings with a maximum area of 18,000 square feet would be in accordance with the Edmond Plan on a total of 1.59 acres, according to the development proposal. Eighty-seven units that are incompatible with the Edmond Plan would complete the project on 10.18 acres, Schiermeyer said.

“The offices are planned on the front,” he added.

No more than five residents would live in one building. Each residence would be at least 50 feet from the Rock Hollow fence line, Schiermeyer said. The only entrance to this development will be from Broadway. There is no street connection from the Rock Hollow neighborhood.

Walters said a sewer line would be placed without encroaching on Rock Hollow property.

Rock Hollow residents asked for either a brick or stone wall to be built to separate their properties from the glare of car lights that would otherwise pass through a stockade fence. Walters said he does not plan on building the wall to accommodate their wishes.

“They actually have a very nice fence along that end of the property,” Walters said. A stockade fence on the southern portion of the property will be maintained by RW Development.

Planning Commissioner Barry Moore said it is baffling to figure out why it is always such a difficult task for a developer to work out an agreement with neighbors concerning a quality fence.

The item will appear before the City Council on March 11.
