A request by Integris Health for site plan approval of an office building was approved 4-0 this week by the Edmond Planning Commission.
Plans are for the three-story building to be located on the campus of Integris Health Edmond, located on the east side of Interstate 35, north of Integris Parkway.
A 42,000-square-foot building on 4.49 acres of property is planned near the front entrance. The front setback of the 47-foot-tall building is planned to be 240 feet from the property line on the I-35 Frontage Road, said Doug Klassen, of MKEC Engineering Consultants.
“A 4-foot-tall monument sign is planned near the building, identifying the address as 4833 Integris Parkway,” Schiermeyer said. “The sign is only 20 square feet. There is also a sign on the screen wall identifying the sign for Integris.”
There will be 218 parking spaces provided in the site plan. Schiermeyer said the lighting will match the existing light poles on the Integris parcel. The light poles do not exceed 24 feet in height.
“They meet all I-35 standards, light pole heights, lighting, the signs,” Schiermeyer said.
The building will match the existing hospital with a combination of stone and masonry. The site is without a sensitive border, Schiermeyer said.
A fire hydrant will be added to the area on the southwest corner of the building. Landscape requirements are fulfilled by the site plan.
Approval of the site plan ended at the Planning Commission with no further action required by the City Council, said Mark Hoose, planning commissioner.
