EDMOND —
The Edmond Planning Commission agreed to approve the preliminary plat of Thunder Canyon 4-0 Tuesday evening amid concerns of Redbud Canyon addition residents living to the east of the proposed addition.
Aaron Dodson is requesting preliminary plat approval of 188 lots on 140 acres in east Edmond, located south of Covell Road and east of Midwest Boulevard, said Bob Schiermeyer, city planner.
Redbud residents said the density of Thunder Canyon’s smaller lots would lower their property values. Neighbors also questioned whether Thunder Canyon would increase stormwater runoff on their properties and pollute Deep Fork Creek.
“We are most concerned with that density of the development that is immediately adjacent to Redbud Canyon,” said Bill Wade, Redbud property owner.
Wade said that Redbud residents would prefer if the smaller lots would be placed further away from Redbud in the southwest portion of the development. Dodson did not agree to the option at a community connections meeting, citing topography and drainage issues as the reason, Wade said.
Attorney Randel Shadid, representing Dodson, said he does not know of any instances when property values were lowered when an addition of greater density is placed adjacent to an existing neighborhood.
“We do meet all city codes,” Shadid said.
Plans call for constructing single family homes at 2,000 square feet or more on lots that are 6,000-10,000 square feet in size, Schiermeyer said. Smaller lots are intended for the first phase of development on the west side of the property. In comparison, Redbud Canyon lots are 1-acre and more lots, which is 43,560 square feet or more depending on the lot.
“The addition will be served with city water and sewer,” Schiermeyer said.
Development would be on the northwest corner area of the property. A road would enter the addition from Midwest Boulevard. The second phase of development would connect east and west developments by building a bridge over a floodplain, Schiermeyer said. A private road on the east side would be the only access to Covell Road, he added.
Shadid said Dodson has agreed to build a stockade fence as a protective barrier for children playing nearby the private road.
The City Council will consider the item April 8.
