The Edmond Planning Commission continued the preliminary plat of Thunder Canyon to allow a Community Connections meeting between Dodson Properties with residents of the Redbud addition to the east and residents living on Covell.
Residents of the Redbud addition and Covell Road complained about the density of the project.
“When you look at what he’s doing over here on the section that abuts Redbud Canyon, the density is four to one to what we have,” said Bill Wade of Redbud Drive. “If I stand out on my back porch and look to the west, all I’m going to see is rooftop after rooftop. I’m also going to hear a lot more noise. I’m going to see more light pollution.”
Neighbors also questioned whether Thunder Canyon would increase stormwater runoff on their properties, cause water pollution, diminish opportunities to view starlight and intensify traffic safety issues on Covell.
“I would be more than happy to step back and try to calm the fears,” said engineer Dwight Butler, representing the developer.
Aaron Dodson requests preliminary plat approval of 193 lots on 140 acres in east Edmond, located south of Covell Road, east of Midwest Boulevard, said Bob Schiermeyer, city planner. To the south of the property is the Coffee Creek Waste Water Treatment Plant.
Plans call for constructing single family homes at 2,000 square feet or more on lots that are 6,000-10,000 square feet in size, Schiermeyer said.
“Seventy feet of right-of-way is being provided along Midwest Boulevard,” Schiermeyer said. “There is a 70-foot-wide utility easement along the north side of the addition. The addition includes several common areas and one street connecting the east and west sides of the addition across the floodplain.”
The first phase of development would be on the northwest corner area of the property. Private streets would have exit only access to Covell Road, Schiermeyer said.
Planning Commissioners will consider the item on March 4. The City Council will make the final decision on the plat.
