Property located on the west side of State Street, one-half block north of Seventh Street was rezoned this week by the Edmond City Council. Kelly Shopping Center is to the west of the tract. The council’s vote was 5-0.
The land was rezoned from open display commercial and single family in order to allow for the development of duplexes under the zoning of two-family dwellings. Units will be placed on 7,000-square-foot lots.
The Planning Commission passed the item 5-0 in April, but had concerns about maintenance due to trees growing up in fences, said Bob Schiermeyer, city planner.
Attorney Randel Shadid said his client will do his best to help curtail the dumping that has happened in the area. Some of the neighbors may be doing some of the dumping, he said.
“At any rate, we’re going to try to prevent that,” Shadid said.
There are no streets, drainage improvements or utilities on this 8.5 acres that goes back to 1955, according to the Planning Department. This land is part of the Ingleside First Addition, which was never developed, Schiermeyer said. Sixth Street was never built there and alleys were never completed, he said.
M. Rose Homes plans to develop a tract on State Street commercially, Schiermeyer said.
“The proposal is to build a new road with access from State Street,” he said. Detention is planned for water run-off beside some open space.
Duplex use will provide a buffer adjacent to existing single family homes in the area and commercial properties, Schiermeyer said.
The City Council will consider the final plat of this item at a later date, Mayor Charles Lamb said.
